Cash for Keys Negotiations


Cash for keys is a way for homeowners in foreclosure or for tenants who are victims of foreclosure -- to receive cash in exchange for surrendering the keys and vacating. Banks generally reach an agreement with the occupants of a foreclosed home, which stipulates the home will be left in good condition and cleaned. The agreements typically set forth a specific date that the home will be left vacant, including a promise from the occupants that they will not:

  • Strip the foreclosure light fixtures, appliances, copper.
  • Vandalize the foreclosed-upon home.
  • Leave foreclosure pets behind

Winterization
Winterization
Winterize vacant
properties in accordance Client
instructions and/or applicable
Investor/Insurer guidelines. A
winterization generally involves:

  1. draining of all plumbing and
    heating systems as required;
  2. using air pressure to clear the
    system of water;
  3. adding anti-freeze to all traps
    and fixtures;
  4. shutting off water supply to the
    property;
  5. disconnecting the water meter,
    removing it from the cradle and
    leaving it on the premises;
  6. disconnecting the feed pipe
    leading to the main water valve
    and plugging or capping it; and
  7. placing tags, labels, warning
    signs, and dates on all items
    winterized, including 
    address and telephone number
    on all tags and labels.
    Winterization Re-Check
    We can inspect a winterization
    previously performed at a property to
    attempt to determine if it is still effective.
    Upon instruction, if we find that
    the winterization is not in effect, we will
    winterize the property.

    Lawn Maintenance
  • Lawn Maintenance
    We can maintain the property
    grounds by mowing, weeding, and
    trimming grass, shrubbery, trees, and
    flower beds, and performing other lawn
    maintenance. All lawn maintenance is
    performed in accordance with Client
    instructions and/or applicable
    Investor/Insurer guidelines. When
    performing lawn maintenance,
    we will verify the property is
    secured.

    FHA Conveyance Checks
    We can put properties in FHA conveyance condition in a timely manner.
